The marketing strategy for this property was a Set Date Sale. This means that for 21 day we run an incredibly intense campaign across all digital platforms as well as speaking to a number of buyers. The enquiries on this property were non-stop since we were reaching potential buyers on a host of social media platforms as well as the traditional online portals. The social media campaign, in fact reached almost 50,000 people – now that’s a lot of eyes on one property.

Another reason we had chosen to pursue this marketing campaign oppose to the traditional ‘put price and wait’, was because this property had been on the market previously and we needed to drum up new interest and create competition. So, we did not set a price, this was completely open to offers. Yes, buyers asked us frequently for a ‘price guide’ by which we would provide sales evidence of recently sold properties in the area for them to make their own educated decision on what they think this property is worth.

Over the course of the 21 days we have 4 home opens. The first on a Saturday and then offering mid-week opens to allow for those few that couldn’t get away at the weekend and also wanted to second view in the week after work. We had offers coming in consistently over the course of the 21 days, but only were these offers presented to the owner on that final day. We explained the price point and situation of each buyer, to which they chose the person they wanted to move forward with. We then negotiated solely with that individual and were able to reach a price that both buyer and seller were happy with which was great.

The point here is that there are so many different types of marketing campaigns available and we can work with you to find the best route to get your property sold. With viewings numbers like we’ve had, there is no denying that there are buyers out there. Stock levels are -46% down from this time last year which means that demand is far greater than supply at the moment. It is a great time to sell guys, there is so little competition out there. The property prices in Perth have actually gone up this last quarter where every where else in Australia they have dropped significantly.

This is just one example of a successful campaign, but only 1 of 7 properties that we have sold this month!
