At long last, we are able to finish the year on some great news for the Perth property Market. CoreLogic reported actual growth (not talk of “green shoots”) in Perth for the month of November. “In a significant turn of events for the Perth market, values edged 0.4% higher in November, for the first month-on-month rise in dwelling values since the downtrend took a pause in early 2018”.
In addition, mining exploration is up 7.2% in the September quarter alone – this, paired with a 10.2% up tick in regional air travel are historically both leading indicators for economic growth in WA.
“Stock for sale has dropped significantly over this time last year and we are starting to see demand exceeding supply in some locations. Overall, the median sale prices are holding up well in Greater Perth with one in four suburbs seeing an increase in median price in November.”
The suburb to see the biggest spike in median was Floreat with a 3.1 per cent increase to $1.34 million. This was closely followed by Wembley, Willetton, Clarkson and Spearwood.
According to reiwa.com the average days on the market improved to 70 days compared to 79 in October. – Reiwa.com.au
